Abstract
تكمن أهمية البحث في اخذ فكرة حول السياسات السكنية التي وضعتها الدولة من اجل التخفيف من ازمة السكن داخل مدنها،وكذا معرف واقع السكن في مدينة سطيف ومدى عجز السكن في المدينة، والالمام بجميع أنواع المشاريع والصيغ السكنية الموزعة في المدينة خاصة بعد نفاذ اوعيتها العقارية، ومن اجل فهم نواحي أخرى في الدراسة والتغلغل فيها استخدمنا عدة مناهج تساعد في ذلك منها التحليل والمقارنة، وخاصة الخرجات الميدانية التي جعلتنا نأخذ صورة اقرب الى الواقع السكني المعاش ومعرفة مدى قابلية العيش داخل السكنات ومعرفة المشاكل او النواقص التي تواجه السكان داخل مساكنهم والعلاقة التي تربطهم بها، وهذا من اجل الخروج بالآفاق السكنية المستقبلية لعام 2050 ، وذلك بتقدير الاحتياجات السكانية والسكنية المستقبلية لنستطيع الموازنة بين العرض والطلب في السنوات القادمة والتخفيف من الضغط على السوق السكني، ومعرفة المناطق التي تتوسع فيها المدينة مستقبلا والتي تتواجد في المجال المحيط بالمدينة او الضواحي القريبة من المدينة، وإعطاء حلول وتوصيات من اجل فك ازمة السكن.
Description
The importance of the research lies in taking an idea about the housing policies developed by the state in order to alleviate the housing crisis within its cities. The housing situation in the city of Setif and the extent of the housing deficit in the city, and knowledge of all kinds of projects and residential formulas distributed in the city, especially after the exhaustion of real estate vessels in order to understand other aspects of the study, we used several methods, including analysis and comparison. Especially the field graduates that made us take a closer picture to the reality of residential living and know the extent of livability inside the residences and know the problems or shortcomings facing the population within their homes and the relationship they have with them This is in order to come up with the future housing prospects for 2050, by estimating the future population and housing needs so that we can balance supply and demand in the coming years and alleviate the pressure on the housing market. And to know the areas in which the city is expanding in the future, which are located in the area surrounding the city or suburbs near the city, and to give solutions and recommendations in order to resolve the housing crisis.
