| dc.description.abstract | With the liberalization of the land market and the advent of the law 90.29 that independent Algeria has been reborn and grow exponentially and so-called '' subdivisions' last .These are planning instrument aiming to meet the expectations of several professional categories. They consist of individual dwellings in the form of several types and models. Understanding the characteristics of these and the criteria governing, is the primary focus of this study. Note that these homes are the product of their occupants. They are a reflection of their owners. Indeed, it is inside of these houses we can find answers to the needs of families and the way in which they have chosen to meet them. This work is based on theoretical research supported by a business case, selected from several lots in Setif, and a survey of residents. The results of this study will allow us to offer new types that best meet the needs of residents. The types we have achieved take into account the new structure of the Algerian family, which operates vertically and that tends to make his house a source of investment. Thus, we proposed two types meet first, the requirements of users, and secondly the characteristics of the site. Both types typological obey the following main criteria: For the first, occupied by several households with individualized entries. For the second, occupied by a single household with a built staircase in the house. Other criteria dependent on various factors will be developed in the following. | |
| dc.description.sponsorship | C’est avec la libéralisation du marché foncier et l’avènement de la loi 90.29 que l’Algérie indépendante a vu renaître et grandir et d’une façon exponentielle ce que l’on appelle ‘’ les lotissements ‘’ .Ces derniers sont un instrument d’urbanisme ayant pour objectif de répondre aux attentes de plusieurs catégories socioprofessionnelles. Ils sont constitués d’habitations individuelles se présentant sous forme de plusieurs types et modèles. La compréhension des caractéristiques de ces derniers et les critères qui les régissent, constituent le principal objectif de la présente étude. Il faut souligner que ces habitations sont le produit de leurs occupants. Elles sont à l’image de leurs propriétaires. En effet, c’est à l’intérieur de ces maisons qu’on peut trouver les réponses aux besoins des familles et la façon avec laquelle ils ont choisi de les satisfaire. Ce travail repose sur une recherche théorique appuyée par une analyse de cas, choisis dans plusieurs lotissements à Sétif, ainsi qu’une enquête réalisée auprès des habitants. Les résultats de cette étude vont nous permettre de proposer de nouveaux types qui répondent le mieux aux attentes des habitants. Les types auxquels nous sommes parvenus prennent en considération la nouvelle structuration de la famille algérienne, qui évolue à la verticale et qui tend à faire de sa maison une source d’investissement. Ainsi, nous avons proposé deux types répondant en premier lieu, aux exigences des usagers, et en deuxième lieu aux particularités du site. Ces deux types obéissent principalement aux critères typologiques suivants : Pour le premier, occupé par plusieurs ménages avec des entrées individualisées. Pour le second, occupé par un seul ménage avec une cage d’escalier intégrée dans la maison. D’autres critères dépendant de facteurs divers seront développés dans ce qui suit. | |
