Abstract

This thesis offers a thorough and thoughtful analysis of the high-end housing sector in Sétif, a city undergoing rapid urban transformation, where the architectural landscape is evolving swiftly under the pressure of ambitious real estate projects often disconnected from genuine quality standards. This work highlights the many discrepancies between the image of high-end housing and the built reality. While these luxury dwellings are frequently presented as symbols of comfort, modernity, and social success, they often reveal, in practice, numerous shortcomings that call their true quality into question. Behind polished appearances and expensive materials, significant deficiencies are frequently observed architectural flaws, regulatory oversights, failure to comply with architectural standards, poor quality of the immediate environment, and a general trivialization of the very notion of "high-end" housing. Through a rigorous approach combining historical analysis, territorial reading, and concrete case studies, this thesis aims to Analyze the evolution of this housing model in Sétif and its impact on the urban landscape; Identify the most common failures in existing projects, both in terms of architecture and urban planning ; Understand the logic and practices of key stakeholders such as developers, architects, and urban planners who are attempting to redefine the contours of luxury housing to meet essential needs: natural light, privacy, comfort, urban integration, and full compliance with architectural and planning standards, while giving equal importance to the quality of both interior and exterior spaces. By proposing concrete alternatives and an architectural project rooted in the local context, this work seeks to restore the true meaning of high-end housing placing human well-being, comfort, aesthetics, functionality, and urban context at the heart of the design process.
